Frequently asked questions

Do you offer property management services?

I do not provide property management services such as hiring vendors or resolving tenant-landlord issues. I can give move-in checklists, but the landlord and tenant are responsible for conducting a move-out list and managing the property.

Do you list single-family properties?

While I primarily focus on condos in the Downtown, Brickell, Edgewater, and South Beach areas, I may occasionally list a single-family home in the vicinity of these areas on a case-by-case basis. Otherwise, I can refer single-family landlords I cannot service to other agents. 

Can I cancel a listing agreement?

Canceling a listing agreement is free of charge. However, my commission rate will be due if a tenant brought in through my marketing signs a lease with you. If you wish to use the marketing materials I created, such as 3D Tour and Photos, you can purchase them for $249.

How is your commission paid?

My brokerage, VORO, charges a commission on my behalf; the commission fee is equal to one month's rent and will be deducted from the first month's rent paid by the tenant at move-in. If another brokerage represents the tenant, the commission will be split between VORO and the co-op brokerage. In some cases, the tenant may pay the entire move-in amount directly to you, in which case you will receive wire instructions from VORO

Will the listing be placed on rental portal platforms?

Yes, the listing will be on the multiple listing service (MLS) and syndicated to popular rental websites such as Zillow, Zumper, Apartments.com, and Rent.com to increase visibility to potential tenants. However, these sites may only show some information; interested tenants will be directed to your listing's page for more details.

Are you a broker?

No, I am not a broker. I am a real estate agent licensed in Florida, and my broker is VORO

How do I list my property for rent on your platform?

To list your property for rent, you must create an account and submit your property information, including location, number of bedrooms and bathrooms, and rental price. I will review your listing with a price recommendation and listing agreement.

What is expected of me during the leasing process?

Before listing, ensure your property is ready by completing necessary cleaning, repairs, and updates. During the process, be prepared to review feedback from showings and make price adjustments as needed, and be available to handle requests from interested tenants or the condo association. If the tenant is to Zelle you the move-in cost, then you must be available to confirm the transfer. 

How do I get paid the initial rent and security deposit?

During the walkthrough, the tenant must provide the funds via Money Order, Cashier's Check, or Zelle transfer and receive the keys to the listing. I will then deposit the funds into your account. If the funds are Zelle'd to you, you must confirm the funds before the tenant will receive the keys.
