Milestone Inspections are now a key part of owning or buying a condominium in Miami. These inspections are legally required and focused on the structural safety of buildings. Whether you’re a current condo owner, a buyer evaluating a building, or a seller preparing for a future sale, understanding the milestone inspection process is essential.
In this article, we’ll explain a milestone inspection, how it affects condo buildings in Miami-Dade County, who needs one, and how you can stay informed with verified building data.

What Is a Milestone Inspection?
A Milestone Inspection is a structural evaluation performed by a licensed Florida architect or engineer. Its purpose is to review the condition of a building’s load-bearing elements, primary structural systems, and overall structural health to ensure life safety.
Unlike other building inspections, milestone inspections are not designed to check for Florida Building Code compliance or fire code compliance. Instead, the goal is to assess the building’s condition and identify any necessary repairs, replacements, or maintenance of structural components.
A team of professionals may conduct the milestone inspection, but all findings must be reviewed and signed by a licensed expert in charge of the report.
Miami-Dade County’s Updated Requirements
Miami-Dade County has had a building recertification program in place since 1975. In response to state law updates, the county revised its requirements on June 1, 2022, to align with Florida’s new milestone inspection law. The updated rules apply to all condominium and cooperative buildings that are three stories or taller.
Here’s a breakdown of the requirements:
If your building was built on or before 1982:
If the building has already passed a 40-year recertification, it meets the milestone inspection requirement.
These buildings will continue following the original recertification schedule.
Buildings built between 1983 and 1997 within 3 miles of the coastline:
Must complete a milestone inspection by December 31, 2024.
Inspections are required every 10 years thereafter.
Buildings built between 1983 and 1992, not in the coastal zone:
Must also complete a milestone inspection by December 31, 2024.
Then follow a 10-year cycle moving forward.
Buildings built on or after 1998 (coastal) or on or after 1993 (non-coastal):
Coastal buildings (3 stories or more) must complete their first milestone inspection at 25 years of age, then every 10 years.
Non-coastal buildings must do so at 30 years of age, then every 10 years.
Why Milestone Inspections Matter for Condo Owners, Buyers, and Sellers
If you’re a condo owner, these inspections could uncover necessary repairs, resulting in special assessments or increased maintenance fees. It’s essential to plan and understand what your building may need.
For condo buyers, milestone inspection results offer valuable insight into the building’s structural condition, future repair needs, and potential financial obligations.
If you’re a condo seller, having a recent or completed milestone inspection can help reassure buyers and make your unit more marketable. Conversely, lacking this documentation could raise concerns and impact your sale timeline.
