One-bedrooms were the highest-volume segment in Brickell with 147 listings tracked, 145 of which rented. Average rented price: $3,367/month. Range: $1,950 to $11,500. Average days on market: 61.

The wide price range reflects the gap between older, value-oriented buildings and newer luxury towers. A tenant with a budget up to $4,500 has strong options. Above that, inventory gets thinner and buildings more specific.

128 two-bedroom listings tracked, 126 rented. Average rented price: $5,521/month. Range: $2,650 to $16,250. Average days on market: 83.

Three-bedrooms take the longest to rent in Brickell, averaging 135 days. The audience is smaller, typically families or corporate housing for executives. Pricing discipline matters most at this tier. Units that sat longest were often priced above $10,000 without the finishes to justify it.

Aston Martin Residences averaged 143 days, but at $14,292 average rent, that pace is expected for ultra-luxury product. The tenant pool at that price point is small by definition.

1060 Brickell had the highest transaction volume with 17 units rented, making it the most active single building in the neighborhood for the month.
