This disclosure applies to all rental listings advertised, marketed, or displayed on this website by Anthony Johnson, SL 3370479 (“Listing Agent”), unless otherwise stated in writing.
General Information & Accuracy
All information presented on this website is deemed reliable but not guaranteed and is subject to change without notice. While reasonable efforts are made to ensure accuracy, tenants and tenant-representing agents are responsible for independently verifying all information, including but not limited to rental price, availability, utilities, square footage, building rules, association requirements, move-in costs, lease terms, and property condition.
Information displayed may be provided by landlords, property managers, associations, MLS data, or other third parties. The Listing Agent makes no warranties or representations regarding the completeness or accuracy of such information.
Approval & Application Process
All rentals are subject to landlord approval and, where applicable, condominium or homeowners’ association approval. Approval processes may include additional applications, fees, background checks, interviews, documentation requirements, and approval timelines that are outside the control of the Listing Agent.
Submitting an application, offer, or Contract to Lease does not guarantee approval. Landlords reserve the right to accept, reject, or counter any offer at their sole discretion. Approval may be contingent upon income, credit, background checks, references, verification of information provided, and compliance with landlord and association requirements.
Where applicable, association approval is required for a lease to be valid, and tenants are responsible for submitting association applications directly to the association in a timely manner to avoid delays.
Offers, Showings & Agent Instructions
All offers must be submitted through the designated offer submission tools provided on this website or as otherwise instructed. Offers submitted via email or outside of the designated platform may result in delays in landlord review.
Showings must be scheduled through ShowingTime or the designated showing system associated with each listing.
Agents representing tenants are expected to follow all MLS instructions and any written instructions provided for each listing, and to submit accurate and complete information on behalf of their clients.
Tenants must disclose whether they are working with a tenant-representing agent at or before submitting an application or offer. Tenants without representation will proceed through the rental process in direct communication with the Listing Agent.
Timelines, Third Parties & Delays
Any timelines referenced on this website (including approval timelines, lease start dates, association processing times, or move-in dates) are estimates only and may vary. The Listing Agent is not responsible for delays caused by landlords, associations, management companies, escrow holders, third-party service providers, or applicant responsiveness.
This website may reference or integrate third-party services, including but not limited to associations, property managers, showing agents, escrow companies, payment platforms, and utility or internet providers.
The Listing Agent does not control and is not responsible for the actions, requirements, fees, processing times, or decisions of third parties.

Photographs, videos, 3D tours, floor plans, and virtual showings are provided for convenience only and may not reflect current conditions. In-person verification is strongly recommended prior to submitting an application or executing a lease.
Agency Representation & Compensation
Unless otherwise disclosed in writing, the Listing Agent represents the landlord. The Listing Agent does not represent tenants unless explicitly agreed to in writing.
Any brokerage compensation or commission offered in connection with a rental listing is determined by the landlord and, if applicable, published in the MLS or disclosed separately. Commissions are not set or guaranteed by the Listing Agent.
All broker commissions are deducted solely from the first month’s rent paid to the landlord, and total brokerage compensation may not exceed the first month’s rent unless otherwise agreed to in writing. No commissions may be deducted from security deposits or other funds unless expressly authorized.
Commission payments may be handled via direct payment to brokerages at walkthrough or through escrow or brokerage distribution, depending on the transaction structure.
Tenants may be responsible for broker compensation pursuant to separate representation agreements with tenant-representing agents.
